What the report contains

Every RICS Level 2 Home Survey (previously the RICS HomeBuyer Report) we deliver follows the RICS reporting standard and covers:

  • An overall opinion of the property and its suitability for purchase
  • Condition ratings for every element, outside and in, using the RICS 1-2-3 scale
  • Defects that may affect your decision, with clear advice on what to do next
  • The services: electricity, gas, water, heating and drainage, visually inspected
  • Matters for your legal adviser to raise before exchange of contracts

Frequently asked questions

Is this a real survey report?

The sample shows the structure, style and level of detail of our reporting. It does not relate to any real property, and it must not be relied on as advice. Your report is written for the property in front of us, never assembled from templates.

How long is a typical report?

Length depends on the property and the survey level. A Level 2 report on a conventional house typically runs to several dozen pages; a Level 3 report is longer because it examines the structure, fabric and services in greater detail. Every section is written in plain English.

Will you explain the report to me?

Yes. We remain available after delivery to talk the findings through with you, so you understand what is serious, what is urgent and what can wait. Please contact us if any part of your report needs clarification.
